21st May 2010 As of today Home Information Packs have been suspended and are no longer required to market a property. The Energy Performace Certificate (EPC) is still required to market the property but now only has to have been commissioned (client agreed to use a companies service and arrange payment) to allow the property to be marketed. The EPC has to be ready within 28 days of first date of marketing. HOME HIPS can offer the vendor a floorplan to be used by the estate agent to help promote there property. 6th April 2009 From today a HIP is required from first point of marketing. This means the property will not be allowed to be marketed until a 'basic' HIP is in place. 13 February 2009 From 1st April 2009, the company will become vat registered. 1 October 2008 All properties - homes, commercial and public buildings - when
bought, sold, built or rented will need an EPC. Larger public buildings will also need
to display an energy certificate. 8 May 2008 Amendments to the Home Information Pack Regulations. New code for new homes. From 1 May 2008 it is compulsory for every new home in England to have a rating against the Code for Sustainable Homes and for information on this rating to be provided to prospective purchasers through the HIP. 6 March 2008 Consumers were satisfied with the Home Information Pack and are starting to use energy ratings to make their homes greener, according to early testing of HIPs. Results from research by Ipsos MORI into the HIP area trials reveal that 72 per cent of sellers were satisfied with the HIP, 79 per cent agreed that it contained everything expected, and 81 per cent understood the documents, including their energy rating, from A-G, in the Energy Performance Certificate (EPC). Nearly one third of buyers on examining the HIP planned to carry out recommendations in the EPC to improve the energy efficiency of their home. This would equate to nearly half a million transactions per year in today's housing market where consumers took action as a result of the EPC to cut fuel bills and carbon emissions. 14 December 2007 Full roll out of HIPs. All properties new to the market from this date require a HIP. 10 September 2007 3 bedroom properties newly marketed from this date require a HIP. 1 August 2007 All properties with four or more bedrooms new to the market from this date must have a HIP. |
